SNS Real Estate Investment Group LLC acquired a 60,000-square-foot industrial building in Pennsauken that is currently 100% occupied.

Located at 5105-5117 Central Highway, the property was added to the SNS portfolio as part of a long-term investment strategy it has begun to employ in the Philadelphia industrial submarkets.

SNS also recently acquired an additional 60,000 square feet of industrial space in Bergenfield in mid-2021, where a long-term value-add strategy is currently unfolding, with the investment group adjusting leases to current market value, improving the physical condition of the building and optimizing loading within multi-tenanted spaces.

Velocity Venture Partners makes $32M industrial buy, upping its footprint in South Jersey

Velocity Venture Partners has become the owner of 9000 River Road in Pennsauken, New Jersey, paying $32 million for the roughly 600,000-square-foot former manufacturing facility.

The Bala Cynwyd real estate company bought the former Aluminum Shapes Inc. property through a Chapter 11 bankruptcy sale that took place and was certified in November in the U.S. Bankruptcy Court for New Jersey. Aluminum Shapes had filed for bankruptcy protection in August. 

The sprawling property sits adjacent to 8600 River Road, a 355,000-square-foot building Velocity purchased in December 2019 from Aluminum Shapes. 

The purchase of 9000 River wasn’t without some controversy. There were other bidders for the property of which one objected to Velocity’s bid, according to court documents.

Fast-growing alcoholic ice pop maker tripling South Jersey footprint

A year after becoming fully operational, TopPop Packaging has outgrown its 30,000-square-foot contract manufacturing facility in Marlton, New Jersey, and is expanding into 62,250 square feet in Pennsauken. 

The company makes packaging for frozen alcoholic pops and cocktails for seven beverage companies such as Anheuser-Busch. Frozen, slushy alcoholic drinks is a growing segment of the beverage market. It is expected to continue to make gains in the foreseeable future as consumers gravitate to the iced beverages for convenience and a way to batter back warmer climes and is what is driving TopPop’s expansion at 6901 N. Crescent Blvd. in Pennsauken.

Co-founded in 2019 by Tom Martin with the first production run starting in May 2020, the company logged $5 million in sales in 2020 and is expected to ring in $18 million this year, Martin said. He expects the company’s customer roster to double by the end of this summer and grow to 20 next year. TopPop currently has 25 permanent employees and 80 part-time temps working production in Marlton.

Scrub Daddy Cleaning Supplies, of Shark Tank Fame, is Moving HQ to South Jersey from Delaware County

Scrub Daddy Inc., the maker of smiley-faced scouring pads featured on ABC’s Shark Tank reality show, is moving into a recently acquired South Jersey office-and-warehouse building from its current home in Delaware County.

The cleaning-products company paid $10.7 million in February for the 116,000-square-foot property at 1700 Suckle Highway in Pennsauken that is soon to be the company’s new headquarters.

Scrub Daddy’s roughly 65-member staff is currently divided among three buildings in Folcroft, two of which the company owned and recently sold.

Scrub Daddy’s president and chief executive, Aaron Krause, said the Pennsauken property was found after a long search for a new home that could accommodate employees under one roof.

Properties with warehouse space have grown scarce amid demand from e-commerce operators, with more people staying home and shopping online during the coronavirus pandemic, Krause said.

The Pennsauken building is large enough for staff members to maintain a safe distance and avoid the virus’ spread, he said.

Renovations to the building, previously used by the Hillrom medical-supply company, will include studios for appearances on the West Chester-based QVC shopping channel and for independently produced online videos featuring Scrub Daddy products. There will also be a Scrub Daddy store for retail customers.

Scrub Daddy has earned about $332 million in retail sales since appearing on Shark Tank in 2012, with its Scrub Daddy sponges in various colors, its dual-sided Scrub Mommy sponge, and its Scour Daddy cleaning pad being among its biggest sellers, the company said. The company does not release annual revenue figures, but said they are increasing at a rate of 30% a year.

Maxon Auto Subleases Industrial Facility in Pennsauken

Growing Performance Auto Parts Firm to Take 140,000-Square-Foot Building From Misfits Market

Maxon Auto Corp. has subleased an industrial building at 500 Griffith Morgan Road in Pennsauken, New Jersey.

The subtenant, a growing performance auto parts firm, is going to occupy the entire 140,800-square-foot industrial property in the second quarter of 2021. The facility includes a 24-foot clear height, 29 loading docks and three drive-in doors.

Mistfits Market, a subscription box service, moved to a new build-to-suit facility in Delanco a few months ago. As a result, Misfits needed to find a new tenant to fulfill its existing lease at the Griffith Morgan Road facility.

E-commerce Company Leases Another 100,000 Square Feet in South Jersey

An e-commerce fulfillment company scooped up more space in a recently renovated Pennsauken industrial building, just three months after it leased an initial 120,000 square feet in the same South Jersey facility. 

Utopia Fulfillment, which has warehouses in Texas, California and Bensalem, is taking an additional 103,275 square feet in the Pennsauken Logistics Center, giving it a total of 223,275 square feet in the 355,000-square-foot building at 8600 River Road. 

Four separated spaces totaling roughly 103,000 square feet remain vacant in the building. The parcels are 55,000 square feet, 40,000 square feet, 6,000 square feet and 2,000 square feet. 

Industrial properties are in high demand in Pennsauken, given its central location in the Philadelphia region and easy access to major highways and bridges. Large buildings like the Pennsauken Logistics Center are especially hard to find; especially as quickly as Utopia needed it.

Pet-food Properties Will Now be Used for Kosher Wine and Furniture

PENNSAUKEN – New owners will bring dramatic changes to two buildings recently vacated by a pet-food maker here.

The industrial buildings, formerly occupied by Simmons Pet Food, will be used to store kosher wine and to make and distribute furniture.

The two deals had a combined value of $18 million.

A division of Kayco, a Bayonne-based kosher food producer, paid $7.4 million for a 189,500-square-foot warehouse at 9130 Griffith Morgan Lane.

The building includes more than 20,000 square feet of cold storage space and 16,000 square feet of office space, the statement said.

A Kayco affiliate, Kenover Marketing, will operate a subsidiary, Royal Wine, from the Pennsauken site.

In the other transaction, K&B Furniture of New York City paid $10.6 million for a Simmons plant at 6851 River Road.

The Bronx company plans to make and distribute furniture from the 201,000-square-foot building, which includes 4,000 square feet of office space.

Representatives of Kayco and KB could not be reached for contact Tuesday.

Simmons Pet Food closed the Pennsauken plants in August when it moved production to a new high-speed line in Emporia, Kansas.
